The time has come to sell your property – and you want to make sure it looks absolutely spectacular. We all know that a well-presented house has a higher likelihood of attracting interested buyers, and the right fixes to your property can also cause it to sell for a higher price.
But are there any fixes which you shouldn’t make when selling your house?
The answer is: yes, there are. Some fixes simply aren’t worth the time and effort involved – and in this blog, we have outlined a few examples to consider.
When someone moves into a property, they usually bring their existing appliances with them. Items such as microwaves, washing machines, or blenders are almost always brought in by the new owners – and therefore, if yours are faulty, it is not worth spending money to fix them.
It is highly unlikely that a potential buyer will ask to see that all your appliances are working – and even if they do, it isn’t very important, since they will likely bring their own anyway.
Minor HVAC, electrical, or plumbing issues
There is no requirement for you to bring your electrical and mechanical equipment ‘up to code’ when you sell a home. You should leave HVAC, electrics or plumbing components alone if they are working correctly – even if they are older or have minor issues. It is certainly not worth spending money on updating the system, because as long as all the relevant details are disclosed via a Seller’s Disclosure Notice, you have done your job.
It is important that you do not get too carried away with decorating your property. While we all want ‘curb appeal’ for our house, and want to make sure that it looks new and colourful, there is a limit to how much decoration you should do.
For example, it is not a good idea to repaint the interior of your house in trendy colours – as potential buyers may not like these colours. Unwanted decoration may put them off a house completely, or may cause them to reduce their offer.
A touch up of paint is understandable if you want the house to look less tired – but a complete redecoration is always to be avoided. It may hurt you, not help you.
Driveway or walkway cracks
Your property’s driveway (if it has one) is important, as is the condition of walkways around the exterior of your house. However, small, insignificant cracks are typically unimportant to potential house buyers, and you therefore should not waste money and time filling them in.
In most cases, viewers of your house will not notice minor cracks at all – and even if they do, it will likely be of no real consequence to them. The condition of your property, your location, and its price are all significantly more important than a tiny crack on a walkway.
You should not spend much money or time fixing items which can be removed from your property. The reason for this is very simple: if your new buyer does not like the item, they can remove it themselves, and the problem is solved.
House buyers are unlikely to look down upon your house because of an issue with a removable item. As long as you / your estate agent assures them that it is easily fixed (i.e. removed) then you should not worry about fixing these items.
Carpets or flooring
As with decorating (see our section further above), whether someone likes a carpet or flooring is very personal. It can vary from person to person – and therefore, it is unwise to carry out huge changes to your flooring, as the potential buyer may not like the new carpets you put in.
Instead, keep your carpets and flooring as it is, and reassure your buyer that it can easily be changed (by themselves, according to their own tastes) if they mention it.
If your property has blinds which are old or broken, then you should not waste time and money fixing them. Instead, you should simply take them down. This will avoid you being criticised for the condition of your blinds – and will also give your new buyers a ‘fresh canvas’ upon which they can imagine their new house.
