Understanding the lingo

Here we answer all our most commonly asked questions.
faq

Below we aim to provide an answer for every question you have about our service, however if you’d like to talk to us about any of the below or your question isn’t answered, please don’t hesitate to get in touch with us.

  • How can I be sure I am getting the best offer possible for my property?

There are rival property buying companies who initially offer high prices to customers to engage them, and then lower their offer once they have them hooked. We believe this is dishonest. We make you the highest offer we are able to make for your property from the very beginning. If you don’t believe us… ask us for an offer right now. We back what we say with our HIGHEST OFFER GUARANTEE. If you believe you have had a higher offer from any other cash buying company, show the offer to us and we GUARANTEE that we will beat it.

  • Will it cost me to receive an offer?

Absolutely not. Unlike many of our competitors, we are always happy to give you a no-obligation, free offer on your property. We are property professionals with over 30 years’ combined experience, and even if you decide not to do business with us, our team will be happy to have at least given you a little free property advice.

  • How long does it take?

As we are cash buyers, use our own funds, and having been buying property for many years, we are able to exchange on your property in as little as 48┬áhours, if necessary. Typically, however, the entire process takes 14 – 21 days, but we are happy to discuss your needs, whether that is for a quicker or a slightly slower sale, and to work to your timescale.

  • Which parts of the UK do you buy property in?

We buy property in all areas on mainland England and Wales.

  • Does my property need to be in good condition?

No. We make offers on all properties, whatever condition they are in. (However, you should describe the condition of the property to us accurately when requesting an offer, so that we can take this into account and so give you an accurate offer the first time.)

  • What type of properties do you buy?

We buy all types of property. Whether you own a flat, a bungalow, a semi, a mid-terraced or detached house, we will make you an offer.

  • How do you calculate the value of my home?

We use the most up to date and sophisticated valuation software available. This lets us make an extremely accurate valuation of your property. We also have extensive knowledge of local markets throughout the UK from our experience of purchasing properties.

  • Are there any hidden fees involved?

No. There are absolutely no fees involved in our service whatsoever – and we cover all of the legal fees when you use the solicitor we provide.

  • Can I be sure that WeBuyAnyHome will be right for me?

You can. We pride ourselves on our honest, professional approach, and would be happy to put you in touch with people who have sold their property to us in the past. We cannot, of course, guarantee that absolutely everyone will judge us to be their ideal buyer, but we can promise that our service is the quickest available and that we will make you the highest possible offer. Call us, or fill out our form, and judge for yourself.

  • Does it matter if I am in arrears with my mortgage or about to be repossessed?

No. We’ve helped many of our customers to avoid house repossession by stepping in and purchasing their property quickly and for cash, and will be very happy to help you too.

  • Why do you refer to yourselves as a 'cash buyer'?

Because we have the funds available, in cash, to buy your property, This means we can act immediately rather than having to wait to secure a mortgage, which can take several weeks.

  • What do you mean when you talk about 'discount to market value'?

If you look at the value of a house being shown on an estate agent’s website, the price you will see a property being advertised at will usually be well in excess of what the property is really worth in the market. By the time the property is sold, the owners may have waited many months to find a buyer prepared to come near to that price, and even then the sale will probably proceed at a price significantly lower than the price advertised.

Agents often inflate prices by claiming to be able to sell for a higher price, in order to secure the chance to sell the property against competition from other local agents. Agents may also price high simply to leave themselves room to negotiate a discount.

At WeBuyAnyHome, we calculate the true market value of your property using actual data of comparable sales achieved recently, and the most sophisticated valuation software.
